Give the next few months a concrete plan
If you kept the house, what would you actually do with it? Identify the preparation, visits, and ongoing tasks that choice would require. A proposed sale is easier to assess against a specific alternative than against an indefinite intention to do something later.
Refresh the condition information
Record when someone last checked the house and what they observed. Note utility status, unfinished work, and areas that have not been inspected. Do not enter an unsafe area to complete a checklist; uncertainty can be discussed without taking that risk.
Clarify what you would hand over
Furniture, materials, and stored possessions can remain in a vacant house. Identify what you want to keep and what you would like to discuss leaving. Any arrangement about remaining items belongs in the terms, rather than in an assumption about a cash purchase.
